Delivering staged basement remedial works within an active commercial heritage building

Scope of works:

• Multi-level basement remedial works, delivered in two stages within an occupied commercial heritage building.

• Stage 1 – Early Works:
  Removal of existing perimeter block walls within the carpark.
  • Installation of a temporary perimeter wall to maintain AC plenum functionality.
  • Redirection of essential building services.

• Stage 2 – Main Works:
  • Demolition of temporary plenum walls.
  • Construction of shotcrete shoring reinforcement walls.
  • Installation of new steel columns between each existing pier.

All works were staged to maintain continuous car park access, with an after-hours delivery schedule to minimise disruption to the occupied office tower above. Restricted site access required coordinated traffic management, and a specialised concrete delivery system was implemented to manage volume and placement constraints.
